What Beckenham roofs are actually like
Beckenham is a Victorian town with Victorian roofs. The council’s character assessment for the town centre conservation area describes the older buildings as stock brick with timber sash windows and tile or slate roofs, dressed up with decorative bargeboards, timber porches, carved stone and terracotta panels. Around the Cator Estate the stock is late Victorian detached and semi-detached villas, which means big roofs, long slopes and plenty of ornament sitting at the edges of them.
The fact that matters for anyone owning one of these houses is in the same document: the original roof coverings were of slate, but many houses have since been re-covered in clay tile. That has two practical consequences. If you still have slate, you have a roof that repairs beautifully and rarely needs replacing wholesale. If you have tile on a house built for slate, the roof is carrying more weight than it was designed for, and the timbers are worth a look before anyone adds more.
The ornament is not decoration to a roofer, it is work. Bargeboards rot where the roof edge sheds water onto them. Decorative ridges and finials break and get left off after storm repairs. Deep Victorian valleys between the villa roof slopes silt up and back up under the slates. None of that is a reason to replace a roof, and all of it is a reason to have someone look properly instead of pricing from the pavement.

My Beckenham house has slate. Is it worth keeping?
Almost always, yes. Slate roofs here typically fail at the fixings rather than the slate itself, so slipped and missing slates are a repair and the roof carries on. Slate also suits the house: the conservation assessment for the town centre records that the original coverings here were slate, and a slate roof re-covered in something else changes how the street looks.
Someone put tile on my roof years ago. Is that a problem?
It can be, and it is worth knowing either way. Concrete or clay tile is heavier than slate, so a roof structure built for slate is carrying a load it was not designed for. Sometimes that is fine, sometimes you can see it in dipping ridge lines or spread rafters. We look at the timbers as part of a roof check and tell you plainly which of those you have.
Do you do the decorative bits, or just the roof covering?
Both, because on a Beckenham villa they are the same job. Bargeboards, ridge details and finials sit exactly where roofs shed water, so they rot and break first, and they are what makes the house look right. If a previous repair left them off, we will price putting them back as well as the plain option.
