Sounds like your roof?

The things people send us photos of

  • Mortar crumbs on the path, in the gutter or down the chimney breast
  • A damp patch on the chimney breast wall, upstairs first
  • The stack visibly leaning or a pot sitting crooked
  • Staining or white salts on the brickwork after rain
  • Gaps you can see in the mortar joints from the ground
  • The flaunching, the mortar crown the pots sit in, cracked or lifting

Any of those, and it’s worth a photo. You’ll know where you stand before anyone’s up a ladder.

What we actually do

Stacks fail from the top down. We work the whole stack

A chimney gets the worst weather on the house from every direction, and it is the single most common source of a leak that looks like a tile problem from the ground. It fails in a known order: flaunching cracks, joints wash out, then water finds the breast wall inside. Caught early it’s pointing and mortar; left for years it becomes a rebuild.

We repoint with mortar matched to the brick, because hard cement on old soft brick causes the very spalling it is meant to stop. We re-lay flaunching properly, renew the lead flashings and soakers where the stack meets the roof, and fit caps or cowls where an unused flue is drinking rain.

Where the top courses are past saving, we take them down and rebuild them, reusing your bricks where they’re sound. And one honest boundary: after a chimney sweep? That’s a different trade. We repair, repoint and re-flash stacks; we don’t clean flues.

On the job sheet

  • Repointing with mortar matched to the brick
  • Flaunching re-laid and pots re-bedded
  • Lead flashings and soakers renewed at the roofline
  • Caps and cowls fitted on unused or damp flues
  • Partial rebuilds of weathered top courses
  • Damp on a chimney breast traced to its actual source

How the quote works

A straight answer, in writing

Photos first if it’s a repair; a proper look if it’s bigger. Either way the scope and the price go to you in writing, itemised, before any work starts, and the person quoting knows the crew doing it.

What drives the price

What actually moves a roofing quote

Access

Chimneys live at the highest, most awkward point of the roof: the tower or scaffold to reach yours safely is usually the biggest single line.

How far it’s gone

Repointing caught early is routine. Washed-out joints and spalled brick mean deeper work: the photo usually tells us which.

Brick and mortar match

Old stacks need soft, matched mortar and sometimes matched brick. Getting that right is why the repair lasts.

We don’t publish ballpark figures: a number invented without seeing the roof is exactly the doorstep trick this page exists to avoid. What we will do is put a real one in writing: here’s how the quote works.

What’s covered

Straight about what’s covered, before you pay, not after

The most common roofing fallout isn’t bad work. It’s cover people assumed they had. So here it is in a table, up front.

WorkWhat it comes withHow long
New roof / full re-roofOur written workmanship warranty10 years
Flat roof in EPDM or GRPManufacturer-backed cover on the material, plus our workmanship warrantyPer the material system
RepairsA straight answer instead of paperwork: what we did, what it should hold, and anything we’d keep an eye on,

A repair doesn’t come with a written warranty, and we tell you that before we start, not after it rains. If a repair isn’t worth doing, we’d rather say so.

Questions

Straight answers

Is my chimney dangerous?

A leaning stack, dropping mortar or a rocking pot is worth taking seriously. Masonry falling from roof height is no joke. Send a photo today; if it looks urgent we treat it as urgent, and if it’s cosmetic we’ll say that instead of inventing an emergency.

Why is my chimney breast damp?

Usually one of three: failed flaunching or joints letting rain straight in, worn flashing where stack meets roof, or an open unused flue collecting weather. We work out which before anything gets quoted, because treating the wrong one is how people pay twice.

Do you sweep chimneys too?

No, cleaning flues is its own trade with its own kit. We’re the outside of the chimney: brickwork, mortar, lead and pots. If your stack needs both, do the brickwork first so the flue people aren’t working under loose masonry.

I don’t use my fireplace. Can I just cap it?

Capping an unused flue with a ventilated cap keeps rain out while letting the flue breathe, worth doing, and often the cheapest fix on the whole stack. Sealing it dead with mortar traps moisture and causes damp; we won’t do that.

Can you take my chimney down instead?

Sometimes that’s the right call for a redundant, expensive-to-keep stack. It needs checking against what the neighbours share structurally and any planning rules on your street. We’ll give you the honest options at a roof check.
