What Sutton roofs are actually like
Most of Sutton is straightforward suburban roofing: pitched tiled roofs on interwar and postwar houses, the usual slipped tiles, tired valleys and chimney flashings that give up before the tiles do. The complication sits in one specific place, and it catches people out.
Sutton Garden Suburb is a conservation area with an Article 4 Direction, confirmed in 2007, covering Meadow Close, Woodend, Hawthorne Close, Horse Shoe Green, Oaks Close and Greenhill. That direction removes permitted development rights for, in the council’s own words, “the extension or alteration of a dwellinghouse, to the roof” and “the change of roofing materials of a dwellinghouse”. In plain English: on those streets you cannot simply re-roof in something different and sort it out later. A quote for one of those houses has to start there.
The roofs on the suburb are also genuinely unusual to work on. Horse Shoe Green runs gambrel roofs, some of them half-hipped, and Greenhill and Oak Close have catslide slopes that sweep down over the front doors. The council’s appraisal describes “the darkened red tiling of the gambrel roofs” as dominant in the elevations, and notes that “there appears to have been care taken to match the roof and ridge tiles, in size, colour and technique”. Chimneys are part of the architecture rather than an afterthought, punctuating the gables and ridgelines, and stacks lost in the past are recorded as damage to the area.

Do I need permission to re-roof a house in Sutton Garden Suburb?
On the streets named in the Article 4 Direction, yes: it specifically removes permitted development rights for altering the roof and for changing roofing materials. That means a planning application for work that would be automatic elsewhere. We will tell you that before we quote, not after, and we price the matching materials the area expects rather than the cheapest thing that fits.
My roof has a strange sloping shape over the front door. What is it?
That is a catslide, and there are a number of them around Greenhill and Oak Close. The slope carries on past the eaves line to form the porch. They look lovely and they collect weather at the bottom, so the detail where the catslide meets the wall is usually where a leak starts. It is a repairable detail, not a reason to replace a roof.
Do you cover Belmont and the rest of SM2?
Yes, all of SM1 and SM2. Most of that stock is conventional pitched tile with no conservation restrictions at all, which usually makes it a simpler and cheaper job than the Garden Suburb streets.
