What we actually do

The honest hierarchy: patch, overlay or rebuild

Not every tired flat roof needs replacing. A sound deck with one failed detail can take a proper local repair, the same repair-first approach we take to pitched roof repairs, and we’ll say so when that’s true. What a patch can’t fix is a roof that’s failing as a system, soaked insulation, a deck gone spongy, falls that pond water by design.

When it is replacement time, you choose between the two systems we’d put on our own houses: EPDM: a single sheet of rubber with no joints to fail, quick to lay and easy to live with, or GRP fibreglass, laid wet and cured into one seamless surface, the harder-wearing choice where there’ll be foot traffic.

Either way the job includes the unglamorous parts that decide whether a flat roof lasts: deck condition checked and corrected, falls set so water actually leaves, and the edges, upstands and outlets, where every flat roof really fails, detailed properly.

Straight answers

EPDM or GRP: which should I pick?

EPDM is a single rubber sheet: no seams, fast to fit, easy to repair, happy on garages, extensions and larger roofs. GRP is a rigid fibreglass skin: tougher underfoot, crisper edges, the pick for balconies and roofs you’ll walk on. We’ll tell you which suits your roof when we see it, and the price of each if it’s genuinely either.

What cover comes with a flat roof?

Two layers, both in writing: the manufacturer’s cover on the EPDM or GRP material itself, and our workmanship warranty on the installation. You get the actual terms with the completion paperwork, not a vague promise.

Can you just patch my felt roof?

If the deck under it is sound and the failure is local, then yes, and that’s what we’ll quote. If the roof is holding water in its insulation, a patch is throwing money at a symptom, and we’ll show you why rather than take the easy sale.

Why does my flat roof pond water?

The falls, the slight slope every “flat” roof needs, were either never right or the deck has sagged. Ponding accelerates every other failure, so a proper replacement resets the falls, not just the covering.

Do you do flat-to-pitched conversions?

Where the structure allows it, yes. It’s quoted like any other new-roof job after a roof check, with the options and trade-offs in writing.
