What Wallington roofs are actually like
The older core of Wallington is a slate town. The council’s appraisal of the Wallington Green conservation area describes the Whitehall Place terrace as having “sash windows, slate roof and tall chimneys”, and records hipped slate roofs along Manor Road. Slate does not fail the way a tiled roof does: it goes at the nails and at the laps, tile by tile, long before the slate itself is finished, which is why so many Wallington roofs are patched rather than replaced.
The other Wallington quirk is spans. Several of the older buildings carry two-span roofs with double gables, and the appraisal singles out a couple of them by name. Two spans means a valley down the middle, usually hidden, usually lead or felt, and almost always the thing that is actually leaking when a ceiling stains in a house like that. It is worth finding before anyone talks about a new roof.
Away from the Green, much of SM6 is the familiar interwar picture the appraisal describes as running “throughout the area”: front gables with magpie work, bargeboards, hipped roofs and render. Ordinary roofs, ordinary prices. One thing worth knowing: in neighbouring Beddington Village, also SM6, the council’s appraisal lists houses that lost their original materials to “UPVC windows and clay tiled roofs” as harming the area. Swapping slate for concrete or clay is cheaper, and around here it is not always the right answer.

Wallington questions
Can a slate roof be repaired, or does it need replacing?
Usually repaired. Most slate roofs around here fail at the fixings rather than the slate, so slipped and missing slates come back with new hooks or nails and the roof carries on. A roof genuinely at the end of its life shows it in other ways, and we will show you photographs from up there before anyone talks about a re-roof.
Water is coming in but the roof looks fine from the ground. Why?
On the older Wallington houses that is very often the central valley of a two-span roof. Two roof slopes meeting in the middle drain into a hidden gutter, and when its lining fails the water goes straight into the middle of the house while the slopes either side look perfect. It is a common repair and it does not need a new roof.
Should I re-roof in slate or switch to tile?
Both are honest options and they are priced differently, so we will quote both if you want. What we will also tell you is that the conservation appraisal for neighbouring Beddington Village treats slate lost to clay tile as harm to the area, so if your house is in or near a conservation street, matching the slate is the safer choice.
