What Coulsdon roofs are actually like
Most of Coulsdon went up between the 1890s and 1970, and the town’s signature is the planned estates of semi-detached houses that climbed the valley sides between the wars: Croydon’s own planning documents list them as one of Coulsdon’s defining character types, alongside oddities like the 1930s Dutch Village and the railway cottages at Station Approach.
Those interwar roofs are now approaching their hundredth winter, and they age the way that era does everywhere: the original nails tire, tiles start slipping in different spots each storm, and the first-generation felt goes brittle. Meanwhile the chalk downland the town is built on (Farthing Downs and Happy Valley are part of a national nature reserve) means plenty of steep plots, stepped gardens and driveways where scaffold has to be planned, not just delivered.
And then there’s Cane Hill Park: 677 new homes finished in 2021 on the old hospital site. New-build roofs bring their own list, small slipped-tile snags, gutter details, flat sections over bays, and they deserve a roofer who’ll fix the small thing rather than invent a big one.

Do you cover Old Coulsdon and Chipstead as well?
Yes: the whole CR5 district is inside our patch, from the Brighton Road up to Old Coulsdon village. If you’re around Bradmore Green, note it’s a conservation area: we’ll flag anything that affects material choices in the quote.
Do you work on the Cane Hill Park houses?
Yes. Newer roofs mostly need small, honest work: a slipped tile refixed, a gutter re-seated, a flat section over a bay looked at, and that’s exactly what gets quoted. Nobody should be selling you a re-roof on a 2020s house.
My tiles keep slipping in different places. Is the roof finished?
Not necessarily. On Coulsdon’s interwar semis that pattern usually points to tired fixings rather than a dead roof. Sometimes the honest answer is a re-fix and sometimes the felt underneath has gone too: a roof check settles it with evidence either way.
