What Horley roofs are actually like
Horley is an old settlement that grew into a Victorian town. The borough’s design guide places Horley alongside Banstead and Reigate as a settlement dating back to the Saxon period, then describes its Victorian and Edwardian residential development as tied to the London to Brighton Railway, the same line that made Redhill. The result is a Victorian core with a conservation area at Church Road, ringed by later suburbs and, further out, large modern estates.
The ground under all of it is different from anywhere else we work. The design guide’s terrain map calls this “the flat weald of Horley”, low Weald clay rather than the chalk downs and Greensand ridge to the north. Flat, heavy, wet ground affects the job in ordinary ways rather than dramatic ones: scaffold needs proper footing on soft ground, access across a lawn in February is not the same as access in July, and standing water round a property makes clearing waste awkward. It is the sort of thing that gets forgotten in a quote and then reappears as an extra.
Materials follow the local geology. The borough guide notes that the clays here “have also provided the characteristic roof tile, tile hanging and brickwork”, and sets traditional Surrey roof pitches at about 50 degrees for plain tiles and 30 to 50 degrees for slate. Those steep pitches mean a bigger roof than the footprint suggests. On the newer estates the picture flips completely: shallow modern pitches, dry-fix ridges and factory details that fail in their own way, and usually a smaller job than people fear.

Does the clay ground around Horley affect the roof job?
Not the roof itself, but it does affect getting to it. Low Weald clay is heavy, flat and slow to drain, so scaffold needs proper base plates and boards on soft ground, and access across gardens in winter takes planning rather than optimism. We would rather price that in at the start than discover it on the morning and hand you an extra.
Is my roof steeper than a normal London one?
Very likely, if it is one of the older houses. The borough’s design guidance describes traditional Surrey roofs as steeply pitched, around 50 degrees for plain tile. A steeper roof is a physically larger roof for the same house, so it uses more material and more time. It also sheds water fast, which is why the valleys and the chimney flashings on these roofs take the punishment.
Do you work on the newer estates as well as the old streets?
Yes, and they are genuinely different jobs. Modern estate roofs use dry-fix ridge and hip systems and sealed abutment details rather than mortar, so when they go wrong it is usually components working loose rather than a covering wearing out. That is normally a repair, and normally a cheaper one than the owner is expecting.
